For verification discussions like this, I usually compare recent ground reality, not just listing language. If a buyer is looking for long-term value, I would check whether the location still makes sense after transfer costs, holding costs, and realistic resale demand are factored in. Without that check, it is very easy to overpay or buy into a weak location.
