In my view, people often miss overseas buyer demand, transfer process, and whether pricing is still justified by real end-user interest. For Mirpur discussions like this, I usually compare recent ground reality, not just listing language. If a buyer is looking for long-term value, I would check whether the location still makes sense after transfer costs, holding costs, and realistic resale demand are factored in. Good point above. I would also compare the same budget in one or two nearby alternatives before deciding, because the spread between asking and closing prices can be wider than people expect.
