From what I have seen, the biggest difference usually comes from phase maturity, possession status, real construction activity, and whether the premium over nearby areas is still justified. For DHA discussions like this, I usually compare recent ground reality, not just listing language. If a buyer is looking for long-term value, I would check whether the location still makes sense after transfer costs, holding costs, and realistic resale demand are factored in. That usually tells you much more than brochure language or a dealer pitch.
