The part I would focus on first is BOQ detail, labor reliability, material quality, and how much contingency the owner is keeping for overruns. For construction discussions like this, I usually compare recent ground reality, not just listing language. If a buyer is looking for long-term value, I would check whether the location still makes sense after transfer costs, holding costs, and realistic resale demand are factored in. Once that is clear, the deal becomes much easier to judge realistically.
