From what I have seen, the biggest difference usually comes from micro location, road width, school access, and whether the area already has stable resale demand. For Lahore discussions like this, I usually compare recent ground reality, not just listing language. If a buyer is looking for long-term value, I would check whether the location still makes sense after transfer costs, holding costs, and realistic resale demand are factored in. That usually tells you much more than brochure language or a dealer pitch.
